New data from the Ministry of Housing and Urban Development (MIVAU) indicates a paradoxical situation in the Spanish housing market. Spain added nearly 95,000 new homes in the past year, contributing to a growing residential stock. However, despite this increase in supply, the number of unsold new homes remains high, currently standing at 452,670. This substantial surplus exists concurrently with increasing housing prices, creating tension within the market. The data suggests that the new construction isn’t effectively addressing demand or alleviating affordability concerns. Experts are analyzing the discrepancy between construction and sales to understand the underlying factors driving this trend. The situation highlights a potential imbalance between supply, demand, and pricing dynamics in the Spanish housing sector.
