The Spanish government is proposing an extension of measures designed to protect vulnerable people from eviction and to control rising rental costs. A draft proposal suggests prohibiting evictions of vulnerable individuals until 2028, building on existing protections. Alongside this, the government aims to extend current regulations capping rent increases for another two years. Specifically, the proposal limits updates to rental contracts to a maximum of 2%. Furthermore, the plan includes tax benefits—through deductions in the “IRPF” (Income Tax for Natural Persons)—for tenants residing in areas designated as “tensioned zones,” where rental affordability is particularly challenging. This initiative, still subject to modifications through negotiation with coalition partners, seeks to address ongoing concerns about housing affordability across Spain. The proposed measures aim to provide stability for renters and prevent displacement.
