Dutch social housing rents will increase by an average of 3.6% starting in July, equating to a €23 monthly rise. This figure, based on research by Aedes, the national association of housing corporations, represents a deceleration from the 5% increase seen in 2025. The increase is capped at the average inflation rate of the past three years to stabilize rent fluctuations. Despite rising wages outpacing price increases last year, Aedes reports that most tenants will spend a smaller proportion of their income on rent compared to 2025. The average monthly rent for social housing will rise from €643 to €666 after the July adjustment. Lower-income tenants are eligible for rental allowances to offset the increased costs.
